Assistant Manager – BMS (AM‑BMS) — Site Level Job Description Reports to: City BMS Manager Role Summary The Assistant Manager – BMS (AM‑BMS) is the site-level first-line supervisor accountable for 24×7 BMS operational performance, P1/P2 incident ownership, alarm and comfort analytics, vendor supervision, OT security compliance, and audit-ready reporting. The role governs and optimises Building Management Systems (HVAC, electrical, fire life safety integration, and energy monitoring) within an air‑gapped Operational Technology (OT) environment and defined change control. It requires technical competence combined with team supervision, incident coordination, and stakeholder management. Required Qualifications and Skills Diploma / Bachelor's degree in Electrical / Mechanical / Instrumentation Engineering or related field 5+ years in BMS Operations and maintenance, including supervisory responsibility Demonstrated hands-on capability in BMS configuration, alarm management on at least one major platform (e.g., Schneider Electric, Siemens, Johnson Controls) Strong understanding of HVAC systems and building operations Knowledge of open networking protocols used in BMS environments (e.g., BACnet/IP, Modbus TCP), applied within Operational Technology constraints Familiarity with energy management principles and sustainability practices Alarm management, trending, and incident coordination capability Excellent problem-solving and analytical skills Strong communication, interpersonal, and team-supervision abilities Ability to work independently and lead a shift-based team Preferred Qualifications OEM/Platform Advanced-Level certification (system configuration, graphics development/modification, alarm management) Relevant industry certifications Experience with analytics/trending and integrations within Operational Technology constraints (offline/approved methods only — no live external connectivity unless approved by Information Security) Knowledge of building codes and energy efficiency standards BMS Project management experience Experience supervising BMS Executives / shift teams Roles and Responsibilities of Assistant Manager – BMS Team & shift supervision: Directly supervise BMS Executives across shifts; conduct daily review and sign-off of shift handover logs; ensure 24×7 coverage, handover completeness, and logging discipline. Incident command (P1/P2/alarm storms): Act as first escalation owner; take incident command, coordinate MST/TSAM/OEM, escalate if unresolved, and ensure incident logging and Root Cause Analysis for P1 events. Alarm analytics & reduction: Own daily/weekly alarm analytics, identify repeat contributors, drive alarm-reduction actions, and maintain an Action Register with single owner and due date; escalate overdue/at‑risk items. Comfort governance (Hot/Cold complaints): Own daily Hot/Cold complaint analysis using the Complaint Tracker; identify repeat zones; correlate to zone trends; decide informational vs corrective action vs maintenance escalation. Ensure setpoint changes follow governance — Executives do not change setpoints without AM‑BMS approval, and all changes are documented with rationale and revert time. Landlord interface (boundary control): Monitor Landlord-owned critical parameters via the LL‑BMS interface; route all Landlord coordination through the Ops/FM Lead per the landlord responsibility
