Job Title Sr. Chief Engineer Job Description Summary The Chief Engineer will be responsible for leadership of Engineers and management of daily operations, preventative maintenance and repairs to HVAC, electrical, fire life safety, plumbing, and all other building systems through planning and management of staff, subcontractors and other vendors. Responsibilities include management of campus environment (30 acre) consisting of 6 buildings (700K Sq. Ft.) occupant space, café, parking structure and surrounding association.

Job Description Duties & Responsibilities: Hire, train and motivate campus engineer personnel. Maintain positive staff relations. Conduct or approve performance evaluations for staff. Ensure the day-to-day operations of the facilities or campus, including custodial, life-safety, engineering, site services, and general maintenance, are implemented and carried out in a manner consistent with C&W policies and client directives. Provides supervision of staff and is responsible for managing HVAC, electrical, fire life safety, plumbing, pest control, landscape and all other building systems vendors ensuring high standards of workmanship and quality control. Provides supervision of staff and is responsible for the implementation of all preventive maintenance and repair operations at the facility. Responsible for the implementation and documentation of site safety plans. Carries out emergency repair activities according to priority. Completes planned maintenance tasks according to the contract obligations, either by completing the task by themselves, or delegating to other members of staff and / or specialist sub-contractors, and ensuring high standards of workmanship and quality control. Provides technical advice, encouragement and instruction to subordinates in such areas as electric theory, mechanical systems, hydraulic systems, and safety procedures. Perform equipment inspections, noting equipment condition, insuring that proper maintenance is being performed in accordance with AES standards. Responsible for the implementation of the quality assurance program for all work performed by the department. Manage the CMMS for the site to closely monitor customer request and preventative maintenance schedules and completions. Develops and processes procurement responsibilities including defining scope, RFP, bid walks and comparison analysis report for service contracts and projects. Manage all contracts to ensure they are reviewed on a regular basis and are bid out as required; verify that invoices match contract pricing. Manage and approve expenses for services and provide reports for expenses over thresholds. Review and maintain production of monthly financial reports to ensure accuracy and completeness and confirm that all manager.  Responsible for completion of reports including labor profiles, utility consumption, and work order & PM results. Direct or participate in various facility programs and committees relating to assigned responsibilities such as safety, disaster, fire, and pollution control. Formulates, recommends and implements site specific policies and procedures to improve the operations. Develops a plan and/or procedure for controlling, labeling, recording estimated life expectancy, maintenance and inspecting all capital and non‑capital equipment within the facility. This plan includes a long-term engineering capital plan. Recommends equipment purchases to replace obsolete equipment items and provide assistance in formulating long‑range equipment replacement requirements and coordinates actions with contractors. Assists in the development and implementation of operating and extraordinary expense budgets as required. Plans and schedules services of department. Establishes standards and work methods; takes steps to assure quality and quantity of performance, and evaluates results. Establishes plans for improving departmental work emphasizing efficiency and economy. Communicates
