About the Role
We are seeking an experienced Finance Manager to lead all financial operations for a premium residential resort in North Riyadh. This role requires a strategic financial leader who can deliver transparent, accurate, and timely financial reporting while ensuring full regulatory compliance and supporting the achievement of ambitious occupancy and revenue targets. Key Requirements: Minimum 8 years of real estate financial and accounting experience At least 5 years in operational management of large-scale residential or mixed-use developments in KSA or the GCC Degree in Finance, Accounting, or Business Administration required Professional accreditation (CPA, ACCA, CMA, or equivalent) strongly preferred Deep understanding of ZATCA compliance requirements (VAT, e-invoicing, WHT, Zakat) Working knowledge of IFRS standards and REGA guidelines Proficiency in property management systems (Yardi, Yarn, or similar platforms) Strong stakeholder management skills with experience interfacing with owners, auditors, and regulatory authorities Fluent in English (written and spoken); Arabic proficiency highly valued Key Responsibilities: Financial Leadership & Reporting: Oversee all financial operations for a large-scale residential community with 1,100+ units Prepare and deliver monthly management accounts, quarterly financial statements, and annual audited accounts Maintain open-book financial records with real-time transparency for ownership review Lead budget preparation, forecasting, and variance analysis processes Revenue & Income Management: Direct rent billing, collection operations, and revenue reconciliation across residential and commercial portfolios Oversee utility sub-metering, rebilling processes, and deposit management Prepare revenue forecasts and annual rent benchmarking reports aligned with market regulations Monitor and optimize non-residential revenue streams including retail, amenities, and value-added services Budget & Cost Control: Develop annual operating and capital budgets in collaboration with operational leadership Monitor expenditure against approved budgets and implement variance mitigation strategies Ensure competitive procurement practices and contract cost control Drive cost efficiency while maintaining premium service standards Compliance & Governance: Ensure full compliance with Saudi Arabian tax regulations and statutory filing requirements Maintain segregated financial accounts and support internal control frameworks Coordinate with internal and external auditors; provide comprehensive audit documentation Implement and monitor financial policies, procedures, and approval workflows Team Leadership: Lead and develop a finance team including collection specialists and finance officers Interface with facilities management contractors on invoice verification and cost reconciliation Collaborate with property, leasing, and operations teams on financial planning and tenant account management Provide financial insights and analysis to support strategic decision-making Strategic Contribution: Support continuous improvement initiatives to maximize asset value and operational efficiency Deliver ad hoc financial analysis and reporting to support ownership objectives Contribute to ESG reporting and sustainability financial tracking Ensure bad debt provisions
