Work Location: Newport, DE Onsite What this job involves: The Mechanical Technician is primarily responsible for the preventative maintenance program for all mechanical systems, building management systems, and life safety equipment. You will ensure optimal performance of building systems through daily inspections, maintenance, and repairs while maintaining excellent tenant relations. This role requires technical expertise in HVAC systems, electrical equipment, and building controls, along with the ability to work independently and collaborate effectively with contractors. Evening and weekend work will be required to support building operations and respond to critical needs. What your day-to-day will look like: Conduct daily inspections of building mechanical and electrical systems, performing all required maintenance and repairs including lighting/electrical systems, chilled/heating water systems, rooftop equipment, compressors, boilers, HVAC control systems, and fire alarm/sprinkler systems Monitor and assist contractors to ensure efficient performance of their contracted duties and maintain quality standards Record mechanical readings at regular intervals and maintain accurate documentation of system performance Maintain preventative maintenance program for all life safety equipment and perform necessary repairs to ensure compliance and safety Troubleshoot and resolve building system issues in a timely manner to meet tight deadlines and minimize tenant disruption Maintain positive tenant relations through professional communication and responsive service delivery Work with hand tools and at heights as required to complete maintenance and repair tasks Manage multiple tasks simultaneously while maintaining attention to detail and quality standards Required Qualifications: A high school diploma or equivalent Minimum 5 years of practical experience with strong knowledge of HVAC control systems Demonstrated ability to work with hand tools and at heights safely Proven ability to meet tight deadlines and resolve building issues in a timely manner Excellent communication skills with ability to maintain positive public relations with tenants Strong organizational skills with ability to manage numerous tasks simultaneously Resourceful team player with collaborative approach to problem-solving Flexibility to work evenings and weekends as required Preferred Qualifications: Additional certification in Refrigeration or Electrical Trade Experience with building management systems and computerized maintenance management systems (CMMS) Knowledge of applicable building codes, safety regulations, and industry standards Experience working in commercial or multi-tenant facilities This position does not provide visa sponsorship.
