What this job involves: As a Workplace Coordinator Tech, you'll serve as the vital operational link between building occupants, facility management teams, and technical contractors, ensuring seamless delivery of technical facilities services. This role combines hands-on coordination of HVAC, electrical, plumbing, and building systems with exceptional customer service, as you manage work orders, support preventive maintenance programs, and troubleshoot facilities issues in real time. You'll be the go-to problem solver on-site, monitoring building automation systems, conducting regular inspections, and ensuring contractors complete maintenance activities safely and on schedule. What your day-to-day will look like: Coordinate daily delivery of technical maintenance services including HVAC operations, electrical systems, plumbing, building controls, and mechanical equipment across the facility Receive, log, prioritize, and dispatch technical work orders through computerized maintenance management systems (CMMS), tracking status from initiation through completion Monitor building automation system (BAS) for alarms, system faults, and performance anomalies, responding to alerts and coordinating appropriate technical response Conduct routine building inspections including mechanical rooms, electrical closets, rooftops, and equipment areas, documenting conditions and initiating corrective work orders Coordinate contractor activities including HVAC technicians, electricians, and plumbers, verifying attendance, escorting to work locations, and reviewing completed work Support execution of preventive maintenance schedules, coordinating contractor access for filter changes, equipment inspections, system testing, and routine servicing Respond professionally to occupant requests related to temperature control, lighting, power issues, and plumbing problems, communicating expected resolution timeframes and providing status updates Serve as first responder to building emergencies during business hours including power outages, water leaks, HVAC failures, and elevator entrapments, initiating emergency protocols as needed Maintain accurate technical documentation including equipment manuals, PM schedules, inspection checklists, and contractor certificates in organized digital and physical filing systems Required qualifications: 3-5 years of experience in facilities coordination, building maintenance, technical services, or supporting building engineering operations Working knowledge of commercial building systems including HVAC, electrical distribution, plumbing, and fire protection Familiarity with building automation systems (BAS) and computerized maintenance management systems (CMMS) Strong organizational skills with ability to manage multiple priorities simultaneously and track work
