Job Summary The Site Manager ensures maximum operational success. Responsible for working with maintenance personnel to ensure duties are completed safely, effectively, and properly documented within OSHA and internal standards. Develop strategies to improve overall reliability and safety of facility, personnel, and processes. Manage / Respond to breakdowns, emergency calls, and oversee time-critical repairs. Plan and oversee execution of audits, routine maintenance, and improvement projects for facility and equipment. Promote preventative and predictive maintenance program, effectively utilizing the CMMS. Assumes overall responsibility for facility management and daily operations Essential Duties & Responsibilities
Take ownership to implement and manage an effective maintenance management strategy Organize workload to manage normal day-to-day activities, emergency assignments, and special projects (both Company and Customer), utilizing CMMS. To ensure all Key Performance Indicators (KPIs) and performance objectives are completed to satisfaction Manage all financials, including, but not limited to, monthly billing statements, expense forms, purchase orders, capital forecasting, and budget Ensure facility is maintained in accordance with established industry standards, evaluating physical building, assets, equipment, and processes for compliance within those standards Identify deficiencies through regular and thorough inspections and audits of building premises, and ensure Customer is informed about the status of maintenance, requests, and repairs in a timely and accurate manner Investigate, develop, and implement projects, processes, or activities to reduce or contain costs, increase quality levels and meet standards. Utilize technical competency, relevant work experience, and comprehensive / diverse facilities engineering knowledge to generate creative solutions Promote commitment to environmental health and safety by adhering to safety practices, investigating concerns, making recommendations, and implementing safety controls Foster a positive work environment with associates and Customer. For associates, train, mentor, manage the review process, and engage in associate development. For Customer, develop and maintain a positive relationship that supports open dialogue Oversee and accompany all vendors on site for any and all work performed during normal work hours or outside normal work hours
Qualifications
Bachelors’ Degree or equivalent combination of education and experience Minimum 7-10 years of experience in facilities management OSHA 10-Hour and/or 30-Hour card Ability to read and comprehend instructions, including, but not limited to, safety policies, procedure manuals, and maintenance specifications. Ability to write routine reports and correspondence. Ability to effectively present information in individual and small group situations Requires experience with MS Word, MS Excel, email, and CMMS
Physical Demands
Frequent office environment work requiring sitting, using phone and computer. Regularly requires walking throughout and around the facility when performing site audits. Occasionally requires climbing, stooping, kneeling, crouching, and lifting up to 50 pounds
Work Environment
Office environment with minimal noise level. Occasionally requires presence on construction projects with exposure to noise, dust, and debris. Overnight travel may be required
