Purpose & Overall Relevance for the Organization Lead the Real Estate for Own Retail and Franchise stores in Mexico, ensuring that expansion strategy, site selection, lease negotiations and portfolio optimization contribute to profitable and sustainable growth. Act as the internal Real Estate expert, combining commercial judgment, including data literacy, geospatial and demographic analysis, financial modeling, scenario planning and responsible use of digital and AI-enabled tools, to strengthen investment, renewal, relocation, remodeling and closure decisions. Monitor real estate commitments and costs against budget, identify risks and opportunities, and provide selective support to Store Development when required. Key Responsibilities

Build and contribute to the Mexico expansion strategy for Own Retail and Franchise, identifying priority markets, white spaces and growth opportunities through trade-zone, catchment, competitive, consumer and portfolio analysis. Build, maintain and prioritize a short-, medium- and long-term real estate pipeline aligned with commercial objectives, the Roll Out Plan and business priorities. Identify and evaluate locations through field visits and structured criteria, integrating geospatial, demographic, traffic, accessibility, visibility, competition, sales-potential, risk and store-format compatibility analyses. Lead assessments for new stores, relocations and remodels; build the Business Plan Model, analyze P&L, sales projections, CAPEX, occupancy costs, sensitivities, scenarios and profitability KPIs, and clearly document assumptions and data quality. Use historical performance, benchmarks and approved analytical tools to test scenarios, identify leading indicators and improve the accuracy, consistency and transparency of recommendations. Treat model output as decision support, not a substitute for business judgment. Translate commercial, financial and analytical insights into a negotiation strategy for each location, defining objectives, scenarios, limits, walk-away points and alternatives that protect profitability and adidas’ interests. Develop long-term relationships with landlords, developers, brokers and real estate operators, creating joint growth agendas that help anticipate opportunities and manage risks. Lead negotiations for new agreements, renewals, extensions, relocations, expansions, exits and amendments; assess terms, conditions and risks, and coordinate drafting, review and execution with Legal. Maintain reliable visibility of expirations, obligations and critical dates, initiate negotiations with sufficient lead time, and escalate decisions and risks promptly. Assess Own Retail and Franchise performance and recommend renegotiation, renewal, relocation, remodeling, expansion, closure or transfer actions. Improve Occupancy Cost through fixed and variable rent structures, incentives, rent-free periods and other commercial terms supported by evidence. Monitor rent, contractual commitments and real estate expenses against approved budget and forecast; identify variances, risks and opportunities; collaborate with Finance; and prepare executive scenarios and recommendations. Final budget ownership remains with the line manager. Align assumptions and decisions with Retail Operations, Franchise Operations, Finance, Legal and other stakeholders, and support Store Development during site handover, landlord coordination and resolution of real estate issues affecting project delivery. Coordinate brokers, consultants, appraisers and external service providers, defining deliverables, timelines, quality, confidentiality and performance follow-up. Strengthen data standards, dashboards, benchmarks, geospatial tools, digital workflows and responsible AI-enabled solutions for site analysis, pipeline management, contract control and portfolio decisions. Promote repeatable processes and measurable learning from completed projects.
