Operating Engineer 2 JLL What this job involves: As an Operating Engineer 2 at JLL, you'll serve as a critical technical specialist responsible for ensuring the reliability, efficiency, and safety of complex facility systems. This hands-on role combines specialized expertise in electrical systems, HVAC operations, and plumbing/piping with broad mechanical knowledge to maintain optimal building performance. You'll work independently to diagnose problems, execute strategic preventive maintenance programs, and implement solutions that minimize downtime across industrial or commercial environments. Your technical skills and proactive approach directly support JLL's commitment to operational excellence and client satisfaction, making you an essential member of facility operations teams serving mission-critical properties. What your day to day will look like: Master HVAC fundamentals including system components, electrical wiring, and refrigerant handling while diagnosing and repairing malfunctions to restore proper functionality. Analyze complex system issues using Building Automation Systems, blueprints, schematics, pressure readings, and airflow measurements to accurately identify root causes of problems. Execute comprehensive preventive maintenance programs for HVACR and chiller systems while mobilizing appropriate tools, equipment, and materials for optimal performance. Perform systematic troubleshooting techniques to determine equipment problems and implement efficient repairs that minimize operational downtime and disruptions. Maintain electrical systems including low and medium voltage power distribution and lighting systems while ensuring compliance with safety standards. Install, repair, and maintain plumbing systems alongside preventive maintenance for automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations. Conduct daily building system start-up procedures including fire pumps, water heaters, boilers, elevators, and compressors while completing miscellaneous facility repairs such as painting and hardware maintenance.
Required Qualifications
U.S. Citizenship and valid driver's license High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC Universal Technician certification for CFCs 4+ years of related work experience in commercial, industrial, or manufacturing environments, specifically in maintenance of HVAC, plumbing, electrical systems, and general building maintenance 2+ years of hands-on experience utilizing CMMS and PM software programs and Building Automation Systems (BAS), with demonstrated proficiency monitoring and evaluating RTU performance Preferred Qualifications: Ability to read and interpret drawings, written work orders, sketches, blueprints, and technical manuals Strong written and verbal communication skills for coordinating with team members and stakeholders Advanced troubleshooting abilities in building automation systems and other complex mechanical systems Capability to perform heavy lifting (up to 50 lbs.) regularly Ability to work effectively at an accelerated pace during emergency conditions Manufacturing or industrial facility maintenance experience Work Shift: 1st Shift, 2nd Shift, or 3rd Shift This position does not provide visa sponsorship.
