Job Title: Real Estate & Customer Experience Manager (RECX) - Property Management - 12-Month Fixed Term Contract Company: Prologis A day in the life This role protects and enhances value across Prologis' UK industrial and logistics portfolio through disciplined property management, lease interpretation, estate governance, and risk management. The Real Estate & Customer Experience Manager partners closely with the Real Estate & Customer Experience Lead, UK, as well as RECX, Asset Management, Leasing, Operations, Construction, Legal, managing agents, survey providers, and third-party suppliers. This hybrid role is based in Solihull and includes regular on-site presence across the portfolio to inspect assets, resolve issues, and maintain auditable evidence. The role adds value by turning property surveys, compliance findings, and lease obligations into clear actions that support safe, well-maintained estates and long-term asset strategy. Key responsibilities include: Manage technically robust property and estate management across the UK logistics parks, including annual and interim inspections, live action trackers, evidence records, and closure of identified issues. Monitor estate condition, operational compliance, service delivery, and asset risks, escalating issues early to the appropriate internal teams with clear documentation. Interpret and apply commercial lease obligations related to permitted use, alterations and landlord consent, alienation and underletting, repair, reinstatement, yielding-up obligations, and service charge recoverability. Identify, document, and challenge lease or estate non-compliance, preparing evidence packs and escalating persistent or material breaches to Legal when required. Oversee managing agents, survey providers, contractors, and third-party suppliers by setting clear scope, performance expectations, reporting standards, and evidence requirements. Support service charge budgets, forecasts, reconciliations, recoverability reviews, procurement decisions, and disciplined cost control in partnership with RECX Managers and suppliers. Maintain accurate property, inspection, compliance, lease, survey, utility, and customer issue records in Salesforce, Yardi, or related systems to support governance, audit, investment decisions, covenant visibility, and arrears collection. Building blocks for success Required: 3-5 years of relevant commercial property management experience. RICS Qualified Surveyor or demonstrable equivalent in-market experience. Demonstrated ability to interpret commercial leases, service charge structures, property risk, and compliance requirements. Experience managing third-party managing agents, consultants, contractors, or survey providers. Ability to maintain auditable records, inspection trackers, action logs, and evidence packs for governance and escalation. Experience using Salesforce, Yardi, or similar property systems. Full UK driving license and willingness to travel regularly across the portfolio. Preferred: Industrial or logistics property management experience. Experience working with Legal on enforcement, escalation, assignments, underlettings, licences to alter, or landlord consent matters. Experience supporting value-add or customer-focused asset initiatives from a technical and lease perspective, such as solar, EV, Essentials, Parklife, Mobilityways, or warehouse logistics training programs.
