The candidate will act as the Client's representative and overall project delivery lead, providing independent oversight and management of the project across time, cost, quality, safety, contracts, procurement, design coordination and construction. The position is suitable for candidates with experience in major residential, commercial, hospital, hotel, institutional or mixed-use developments in Bangalore or similar major markets. The Project Manager will be responsible for ensuring that the project is delivered in accordance with the Client's objectives, approved budget, programme, design intent, quality standards and contractual requirements. The candidate must be capable of managing large contractors and multiple consultants and should have sufficient technical, commercial and contractual knowledge to challenge, guide and control contractor performance on behalf of the Client.

The Project Manager will be responsible for ensuring that the project is delivered in accordance with the Client's objectives, approved budget, programme, design intent, quality standards and contractual requirements . The candidate must be capable of managing large contractors and multiple consultants and should have sufficient technical, commercial and contractual knowledge to challenge, guide and control contractor performance on behalf of the Client . 2. Primary Role – Client Representative The PMC Project Manager shall function as the single-point project delivery lead for the PMC , representing the Client's interests at site. Key responsibilities include: Provide overall leadership to the PMC project team. Act as the primary interface between the Client, PMC, consultants and contractors. Establish project management and governance systems. Ensure that project objectives are clearly communicated to all stakeholders. Monitor and control contractor performance against contractual obligations. Identify project risks and recommend appropriate mitigation measures. Provide independent advice to the Client on project progress, risks, costs, delays and contractual matters. Ensure that all major project decisions are supported by appropriate technical, commercial and schedule analysis. Maintain complete transparency in reporting project status to the Client. Ensure that the Client's interests are protected throughout the project lifecycle. 3. Project Planning & Schedule Management The Project Manager shall provide overall leadership for project planning and programme control. Responsibilities include: Review and approve the overall Project Master Programme prepared by the Planning team. Review contractor baseline programmes and detailed L2/L3/L4 schedules. Ensure alignment between design, procurement, construction, testing and commissioning schedules. Monitor actual progress against the approved baseline. Identify critical path and near-critical activities. Monitor achievement of contractual and project milestones. Review contractor look-ahead programmes and recovery schedules. Challenge unrealistic contractor programmes and claimed progress. Review the impact of design changes, approvals, procurement and site constraints
