About the Role: • Lead client brief development, workplace requirements, test fits, space planning, design criteria and formal design sign-offs. • Prepare and manage the design programme, deliverables matrix, drawing tracker, decision log, RFI register and approval schedule. • Coordinate architecture, interiors, MEP, AV/IT, security, acoustics, lighting, signage, sustainability and specialist consultants. • Chair design workshops and technical reviews with clients, landlords, PM/QS teams, contractors, vendors and consultants. • Review concepts, layouts, material palettes, specifications, BOQ inputs, tender/GFC packages, shop drawings, samples and mock-ups. • Ensure all tender and construction information is coordinated, buildable, clash-free and issued under disciplined document control. • Drive value engineering and option analysis while maintaining functionality, user experience, compliance and approved design intent. • Manage design risks, interfaces, long-lead selections and changes; evaluate cost/programme impact and escalate decisions promptly. • Ensure compliance with applicable building codes, accessibility, fire and life safety, sustainability and landlord requirements. • Provide construction-stage design support, close technical queries, review deviations, conduct quality inspections and manage as-built/handover records. About You: • Bachelor’s degree in architecture or interior design; professional registration or membership is preferred. • Minimum 10 years of relevant experience in commercial office fit-out design, including leadership of large or complex projects. • Proven experience across concept, design development, tender/GFC documentation, procurement support, site delivery and handover. • Strong knowledge of materials, specifications, detailing, constructability, statutory codes and multidisciplinary coordination. • Design leadership and stakeholder management. • Technical review, quality assurance and design governance. • Planning, prioritisation, decision-making and risk management. • Clear presentation, workshop facilitation, negotiation and problem-solving. • Proficiency in AutoCAD and MS Office; working knowledge of Revit/BIM and collaboration platforms.
