This role is eligible for our hybrid work model, with three days per week in the office: two days at our Empire State Building location in New York City and one day at our Norwalk headquarters. The VP, Real Estate will be responsible for strategic growth and consolidations, planning and directing all aspects of Booking Holdings real estate activities. This includes, but is not limited to: site acquisition, space planning, establishing/maintaining working relationships with property management organizations, and more. A critical part of this role involves navigating our matrix organization and partnering closely with our various brands to align real estate strategy with their unique business needs. In this role you will get to: Real Estate: Provide unified approach to Location Intelligence, Site Selection, Leasing, contract negotiations and Scenario Planning Provide global facility management leadership Apply expertise in designing and implementing hybrid workplace models Develop, advise and manage the real estate strategy including portfolio management, site analysis, cash flow analysis, and sale/lease strategy Researches competitive position, industry standards and develops business cases, makes recommendations and executes projects to cost and schedule Implement space utilization measurement technology Create standard headcount/space reporting metrics Develop direct lease vs. service office strategy Support M&A portfolio diligence and integration process Planning: Foster a collaborative culture by building strong partnerships across our brands, ensuring real estate initiatives are integrated and supportive of each brand’s identity within our matrix organization. Align Workplace Strategy, Space Planning, Capacity Management & Forecasting Develop and maintain strategic relationships with executive leadership and cross-functional stakeholders to ensure that services are aligned with business requirements Management of key facilities management partner to ensure appropriate governance, service performance and delivery; creating and managing KPI’s in line with industry best practice Create office consolidation scenarios where applicable Finance: Cost Modeling, Forecasting, Allocations, Capital Tracking Maintain lease abstractions and lease reporting across the portfolio. Manages a yearly overhead expense budget Deliver financial results through focused management, allocating resources geographically based on business priorities and job functions across diverse workplaces Create standard headcount/location/seat reporting metrics Align closely with global procurement to ensure consistent global leverage and standards Operations: Manage all day to day facilities operations for Booking Holdings Corporate Center locations Oversee all project management and construction activity Track KPIs and reporting structures to help ensure performance Manage all landlord relationships Support various corporate employee experience initiatives including wellness, sustainability, and special events What you have: Minimum Bachelor’s degree in any discipline, MBA preferred Minimum of 15 years of related experience across real estate and property management, facilities management 10 years in global leadership roles with budgetary responsibility and a referenceable track record in value creation Demonstrated experience in stakeholder management and influencing outcomes within complex,
