Operating Engineer The Operating Engineer is responsible for the safe, reliable, and efficient operation and maintenance of building systems and equipment supporting the Oklahoma City facility. This role provides hands-on technical support across mechanical, electrical, HVAC, controls, plumbing, and associated facility infrastructure while ensuring work is performed in accordance with JLL engineering standards, client requirements, and applicable regulatory requirements. The Operating Engineer supports daily facility operations, preventive and corrective maintenance, equipment troubleshooting, emergency response, and work order execution. This position works closely with Engineering leadership, Facilities Management, vendors, and client stakeholders to maintain operational continuity and identify equipment deficiencies before they result in service disruption. Scope of Responsibility The Operating Engineer supports systems that may include, but are not limited to: HVAC systems, including AHUs, RTUs, split systems, and associated equipment Chilled water and hydronic systems Boilers and heating systems Pumps, motors, and Variable Frequency Drives (VFDs) Building Automation Systems (BAS) and controls Electrical distribution equipment Emergency generators and associated systems UPS systems and supporting electrical infrastructure Plumbing and domestic water systems Exhaust and ventilation systems Fire and life safety system interfaces General building systems and facility equipment Emergency response for equipment failures and facility-related incidents Key Responsibilities Building Operations & Reliability Perform day-to-day operation and monitoring of facility systems to maintain safe and reliable building conditions. Conduct routine equipment and facility rounds and identify abnormal operating conditions, leaks, unusual noise, vibration, temperature conditions, alarms, or other signs of equipment degradation. Monitor Building Automation System alarms, equipment status, temperatures, pressures, and operating conditions. Respond to equipment alarms, service requests, and operational issues and take appropriate corrective action. Maintain awareness of equipment status, active deficiencies, planned work, and conditions that may impact facility operations. Escalate significant equipment failures, operational risks, or conditions requiring additional technical or management support. Support equipment startup, shutdown, system restoration, and seasonal operational changes as required. Assist with emergency response and restoration of facility operations following equipment failures or other incidents. Preventive, Predictive & Corrective Maintenance Perform preventive and corrective maintenance on assigned building systems and equipment. Complete scheduled PM activities in accordance with established procedures, frequencies, and manufacturer recommendations. Troubleshoot mechanical, electrical, HVAC, and controls-related equipment failures and identify appropriate corrective actions. Perform minor repairs and adjustments within the Operating Engineer’s level of training and qualification. Identify deficiencies requiring specialized vendor support or additional technical resources and communicate those needs to Engineering leadership. Support predictive maintenance activities, inspections, testing, and equipment condition assessments. Verify equipment is properly
