Job Title Maintenance Technician Job Description Summary This role is dedicated to assist servicing internal client personnel for assigned commercial properties; responsibilities include maintaining space & office standards for owned and leased properties, perform moves/adds/changes to client spaces with furniture & material, assist with maintaining exterior grounds in all seasons, and tracking & scheduling preventative maintenance with subcontractors Job Description EXPERIENCE & EDUCATION REQUIREMENTS · 3+ years of related experience in a related commercial property maintenance setting · Possess and maintain a valid driver's license and good driving record with periodic checks · Technical, vocational, or on-the-job training in the following areas: basic property maintenance, lighting maintenance, furniture/appliance repair, basic landscape maintenance, and light plumbing/HVAC · Basic computing skills in Outlook, Excel, and Word · High school diploma or GED equivalent KEY COMPETENCIES · Proficiency with all aspects of commercial furniture management; inclusive of assembly/repair, delivery/set-up, transport, and temporary event set-up · Flexibility to provide critical services as needed · Technical skill related to basic property maintenance such as lighting maintenance, appliance repair, basic landscape maintenance, and light plumbing/HVAC · Ability to multi-task and prioritize work requests received · Proficiency and comfort with coordinating building system & property subcontractors · Sense of urgency & personal initiative to succeed · Provide positive client interaction, customer service, and creative problem solving ESSENTIAL FUNCTIONS & RESPONSIBILITIES · Assemble, repair, deliver, and reconfigure commercial systems furniture and workspaces · Transport supplies, equipment, workspace elements, and furniture between properties · Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper/paint walls, floors, and equipment · Provide set-up and tear-down of campus-wide events and meetings · This position requires ability to provide a high level of service and time management to complete assigned tasks per established schedule · Compile and maintain digital records of quantity, type, and location of managed assets · Assist with minor troubleshooting and coordination of repairs to commercial buildings; inclusive of associated installed systems to such as plumbing systems, electrical maintenance, roofs, drains, grounds equipment, and HVAC systems among others · Ability to review, create, and maintain assigned work with associated paperwork within digital computerized management system · Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions as part of a preventative maintenance program · Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance · Identify, coordinate, and work with outside subcontractors/vendors from sourcing to quotation to job completion · Respond immediately to emergency situations and customer service requests as assigned · Ability to use technology such as: smart phones, tablets, computers, web-based applications, building automation systems, etc. · Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits · Complete all required safety training as scheduled monthly/annually · Comply with company dress code while working and maintain a neat and clean appearance
