Job Title Facilities Engineer Job Description Summary Role Purpose The Facilities Engineer will be responsible for the day-to-day technical operations and engineering management of an owned building, ensuring that all base-building engineering services are operated safely, reliably, efficiently and in accordance with statutory, client and company requirements. The role will lead and manage a team of technicians and specialist contractors, ensuring effective delivery of planned preventative maintenance (PPM), reactive maintenance, asset lifecycle management, statutory compliance, energy efficiency and engineering projects. The Facilities Engineer will take ownership of the building's engineering infrastructure and ensure that asset performance, maintenance standards and operational risks are proactively managed throughout the asset lifecycle.

Job Description

Key Responsibilities 1. Technical Operations & Building Services Take overall technical responsibility for the building's base-building engineering services. Manage and supervise the onsite technical team, ensuring clear allocation of responsibilities, effective shift coverage and high service standards. Ensure reliable operation of critical and non-critical building systems, including: HVAC and mechanical systems Chillers, boilers and pumps Electrical systems, LV/MV systems and DRUP generators BMS and controls Fire and life-safety systems Lifts and vertical transportation Building management systems Water supply, drainage and plumbing Emergency power and UPS systems, where applicable Other building infrastructure and MEP systems. Monitor plant and equipment performance and identify potential failures before they impact building operations. Maintain strong relationships with landlords, managing agents, specialist contractors and service providers. 2. Preventative Maintenance (PM) Own and manage the building's PM programme, ensuring 100% completion of planned maintenance within agreed timelines , subject to approved exceptions. Review PM schedules and ensure maintenance frequencies are aligned with OEM /AMD Global recommendations, statutory requirements, risk assessments and asset criticality. Monitor PM quality rather than focusing solely on completion percentages. Ensure all maintenance activities are accurately recorded in the CMMS. Review recurring failures and identify opportunities for preventative or predictive maintenance. Challenge poor contractor performance and implement corrective actions where required. 3. Asset Management & End-of-Life (EOL) Planning Maintain an accurate and up-to-date asset register for all building engineering systems. Develop and maintain an Asset Lifecycle / End-of-Life (EOL) Plan . Identify ageing, obsolete, high-risk and underperforming assets. Assess asset condition, remaining useful life, reliability and operational risk. Develop business cases and CAPEX proposals for asset replacement and major refurbishment. Establish appropriate replacement priorities based on: Asset condition Criticality Failure history Availability of spare parts Energy performance Safety and compliance Total cost of ownership. Maintain a rolling 3–5 year asset replacement and capital planning forecast . 4. Compliance, Safety & Risk Management Ensure all engineering activities comply with applicable legislation, statutory requirements, company policies and client standards. Maintain all statutory inspection and certification programmes. Ensure permits, risk assessments and method statements are implemented appropriately. Support internal, client and regulatory audits. Identify engineering risks and maintain appropriate mitigation plans. Lead investigations into significant equipment failures, incidents and service interruptions. Ensure all technicians and contractors follow safe working practices. 5.
