What We're Looking For
The GWS advisor is responsible for the strategic oversight, operational management, and optimization of building operations and services for all corporate locations within a designated region. This role partners with functional business leaders to ensure facilities are safe, efficient, and fully utilized while aligning with corporate real estate planning. The Regional Facility Manager acts as the primary point of contact for regional real estate assets, overseeing outsourced service providers, formulating regional budgets, and managing stakeholder relationships to deliver a high-quality employee experience. Essential Duties and Responsibilities Strategic Planning & Operations : Directly manage and provide direction for regional building operations and services. Work with GWS leadership and regional business leaders to develop short- and long-range real estate planning and space utilization strategies. Team & Vendor Leadership: Provide direction and oversight to outsourced facility management service providers on day-to-day site activities. Evaluate contract services and manage supplier relationships to ensure effective service delivery. Lead, collaborate with, and coach sub-regional facility teams. Financial Management : Formulate and manage regional facility budgets. Provide input to quarterly and annual operating and capital plans and forecasts, performing various financial analyses to optimize regional spend. Stakeholder Engagement : Establish and manage stakeholder relationships and expectations; resolve conflicting stakeholder positions efficiently and effectively. Prepare and present operational updates to senior and executive leadership. Compliance & Safety: Ensure all sites meet required health, safety, and environmental standards and strictly comply with local statutory requirements. Advise on facility audit issues and work directly with contractors to implement corrective actions. Data & Project Management : Maintain the data integrity of all GWS systems (Facility Management, Transactions, Lease, Projects, Occupancy Planning). Participate in site projects (e.g., renovations, relocations) and work with project managers to ensure timelines and budgets are met. Corporate Initiatives : Support Mergers & Acquisitions (M&A) integration activities and champion special corporate projects, such as Sustainability, Accessibility, and Inclusion/Diversity initiatives. Job Requirements & Qualifications Minimum Education: Bachelor's degree in Business, Finance, Engineering, Real Estate, or a related field. (Equivalent work experience may be considered in lieu of a degree). Minimum Work Experience: 8+ years of relevant experience in facility management or corporate real estate, including proven experience managing multi-site regional portfolios and outsourced vendor teams. Key Skills and Competencies: Strong foundational knowledge of mechanical, electrical, civil, and/or architectural building operations. Excellent financial acumen with experience managing complex capital (CAPEX) and operating (OPEX) budgets. Exceptional stakeholder management, communication, and conflict resolution skills. Experience
