Lead Building Maintenance Technician (Painting and Light Carpentry) – JLL What this job involves: As a Lead Building Maintenance Technician, you'll oversee our 2nd and 3rd shift carpentry and painting team while ensuring the aesthetic appeal and structural integrity of our commercial facilities. This leadership role combines hands-on technical expertise with team supervision, requiring you to coordinate evening and overnight maintenance operations (Wednesday through Sunday) that keep our properties operating at peak performance. You'll manage workflow, mentor team members, and serve as the primary point of contact for after-hours facility maintenance needs. This position offers the opportunity to lead a skilled trades team while directly contributing to client satisfaction and the professional standards that define JLL's property management excellence. What your day-to-day will look like: Lead and supervise the 2nd/3rd shift carpentry and painting team, assigning daily tasks, monitoring work quality, and ensuring projects are completed safely and efficiently during non-business hours Perform advanced painting and carpentry work including surface preparation, color matching, wall covering installation, drywall repair, and plastering while demonstrating best practices for your team Execute and oversee light carpentry projects such as door installations, lock repairs, door closer adjustments, furniture assembly, shelving installations, and fixture mounting throughout commercial facilities Coordinate evening/overnight maintenance activities with property management, scheduling work to minimize tenant disruption and addressing urgent maintenance requests that arise during your shift Troubleshoot and resolve basic building systems issues including carpet and flooring repairs, minor plumbing problems, and general facility maintenance while delegating tasks appropriately to team members Enforce strict safety, health, and environmental protocols across all work activities, conducting toolbox talks and ensuring proper use of protective equipment, drop cloths, and safety barriers Document completed work, track materials inventory, manage work orders using computer systems, and communicate shift activities and outstanding issues to management and day shift teams Required Qualifications: High school diploma or equivalent 5+ years of demonstrated commercial or institutional painting and carpentry experience, with at least 2 years in a lead, supervisory, or team coordination role Proven ability to lead, train, and manage a small maintenance team in a fast-paced commercial environment Valid driver's license with a clean driving record for travel between properties and material procurement Physical ability to lift up to 50 lbs. and safely perform overhead work using ladders and scaffolding for extended periods Strong oral and written communication skills with proficiency in computer systems for work order management, scheduling, and documentation Availability to work 2nd and 3rd shifts on a Wednesday through Sunday schedule with demonstrated reliability in non-traditional hours Preferred Qualifications: Experience leading maintenance teams in corporate offices, life sciences facilities, research campuses, or other highly regulated commercial environments Comprehensive knowledge of OSHA safety standards, commercial building codes, and team safety training protocols
